When people come to visit, we want them to feel welcome and relaxed. But that doesn’t mean a guest room can’t be stylish and sophisticated, as well as bright and welcoming. I recently got to design a Los Altos guest room that combined all these aspects, and the results are stunning. Since the homeowners already had a wall bed and other built-in units from Valet Custom Cabinets & Closets, they knew that the quality and workmanship would be outstanding. It was up to me to come up with a design to match their guest room goal.

As the 8th most expensive zip code in the United States, Los Altos Hills (94022, to be exact), is definitely not a cheap place to live. You get a lot of bang for your buck here, however, with guaranteed lot sizes, beautiful residential areas with restricted zoning (no apartments or commercial buildings here), and a fantastic community of adults to socialize with at the farmers’ market on Thursdays. It’s a quiet, ranch-reminiscent town that’s unfortunately about to get even more pricey.

By the end of 2017, the Fed expects yet another ¾ point increase in interest rates—meaning your LAH mortgage has the potential to rise more than $500 per month. If you’re lucky enough to live in this coveted zip code, that number may not concern you. However, it definitely serves as that market’s warning to stay put. Now is definitely not the time to buy new.

I’m sure I don’t have to tell you, but home prices in the Bay Area are among the highest in the country. What’s interesting to me about this is that the high home prices seem to be driving people to remodel, rather than move.

I recently worked with a couple who were planning a remodel of their small kitchen, which had a breakfast nook and an adjacent dining room. Their kids’ rooms were too small for desks, so the family used the dining room for homework and projects. When they wanted to have people over for dinner, they had to spend hours cleaning up all the school papers, textbooks, and clutter.

I believe it, especially given that the San Francisco-Oakland-Fremont metro area came in first, nationally, for number of mega-commuters—people who travel at least 90 minutes and at least 50 miles each way for work. That’s what is happening with Livermore right now, which has become a hotspot thanks to developments like the Livermore National Laboratory and the planned massive research/transit area.

It’s been fun to see the downtown area bloom over the last decade, and while there are plenty of great houses, I’ve found that the condo market is probably the hottest: condos sell within 15 days—and at 107% of list price. Those are unheard of numbers, and they’re driven by two groups: tech employees from Silicon Valley and retirees.
